Who we are

MP Owners Corporation Services (MPOCS) is the Owners Corporation division of MP Property Agents. We handle the practical, legal, and financial responsibilities of your Owners Corporation so committees can make decisions with confidence and residents can enjoy where they live. We work with established OCs and with property developers setting up new communities under the Owners Corporations Act 2006 (Vic).


What we look after

Administrative

  • Organising and running AGMs and committee meetings; minutes issued promptly with clear action lists.
  • Maintaining the OC register and all records.
  • Correspondence with owners and residents (notices, letters, email outs).
  • Plain-English guidance on rules and by-laws.

Financial management

  • Annual budgets and levy schedules that make sense.
  • Levy issuing and collection with fair but firm arrears management.
  • Paying invoices and reconciling OC bank accounts.
  • Financial statements and, where required, independent audits.

Insurance

  • Arranging and renewing required policies (building, public liability, etc.).
  • Managing insurance claims and keeping the committee informed from lodgement to outcome.

Maintenance & repairs

  • Day-to-day coordination of repairs to common property.
  • Engaging reliable trades for caretaking, gardening, and cleaning.
  • Managing essential safety measures (e.g. fire services, exit lighting) and keeping logs up to date.
  • Long-term maintenance planning so major works are costed and scheduled, not a surprise.

Legal & compliance

  • Ensuring the OC meets statutory obligations and follows its rules.
  • Assisting with dispute resolution before issues escalate.
  • Preparing matters for VCAT if required.
